The topic we are specifically addressing today is short sales with ING. Now ING is an online investment bank that does a lot with online savings accounts in which they will provide customers a larger rate of return on their liquid funds. Wells Fargo or Chase Bank would do the same for their customers as well. However ING also does a lot of mortgage lending and they have a pretty large portfolio of delinquent, non-performing loans on their books that they want to get off.
A couple things about ING are that they will not allow investors to buy a short sale. It may seem odd or strange but that is their guideline. Nor will they allow an owner – occupant to purchase one of their short sales in the name of an LLC or an entity. It has to be an individual. So they have some quirky things that they do on their short sales but that makes them different. They are a little tougher to deal with and you have to know how to navigate around them. They have two offices that they loss mitigate out of, one in California and one in Delaware. We have dealt a lot with ING and it’s kind of a fun battle if you will.
